Problems with Retro-Fitted Cavity Wall Insulation and Internal Condensation

Retro-fitted cavity wall insulation, while a popular energy-saving measure, can sometimes lead to issues, particularly when it's not installed correctly or evenly. One common problem is the development of internal condensation due to cold spots where the insulation has not spread evenly.

Why Does Uneven Insulation Cause Condensation?

  1. Temperature Gradients: When insulation is uneven, it creates temperature gradients within the wall. Colder areas, where the insulation is thinner or absent, become more susceptible to condensation.

  2. Moisture Vapor: Warm, moist air from inside the building can come into contact with these colder spots. The moisture in the air can condense on the cold surface, forming water droplets.

  3. Moisture Trapping: If the insulation is not properly sealed or if there are gaps, moisture can become trapped within the wall cavity. This can lead to mould growth and other problems.

Common Symptoms of Internal Condensation

  • Damp patches on walls or ceilings

  • Mould growth

  • Musty odours

  • Peeling paint

  • Rotting timber

Preventing and Addressing Condensation Issues

  1. Proper Installation: Ensure that the insulation is installed correctly and evenly by a qualified professional.

  2. Ventilation: Adequate ventilation is crucial to prevent moisture build-up. Ensure that there are sufficient vents or windows to allow fresh air to circulate.

  3. Moisture Control: Use dehumidifiers or fans to help reduce humidity levels within the building.

  4. Inspect Regularly: Periodically inspect your walls for signs of dampness or mold. If you notice any issues, address them promptly.

  5. Consider Remedial Work: If the problem is severe, you may need to consider remedial work, such as removing and reapplying the insulation or addressing underlying structural issues.

It is worth noting that black mould can potentially be harmful and pose serious health risks when it is in the form of Satchybotrys Chararum. In large quantities, it would be recommended that the type of mould be determined by a mould removal professional before attempting to clear this yourself. However, it is a tiny amount and it would be worthwhile removing it straight away before it manifests.
